Rent Collection Service

Clews & Co also offer a rent collection service, which includes all services provided in the tenant find package, and:

  • Monthly rent collections from tenants and paying of the Landlord (less any fees or expenses due for that period)
  • Detailed rent statements
  • Rent arrears management when necessary.

Full Management Service

Clews and Co also provides a full property management service to landlords.

  • Our Full Management Service includes everything in the above packages, plus additional services
  • Preparing the tenancy agreement, renewing agreements and when necessary ending tenancies
  • Taking Tenant deposits and protecting them with chosen Deposit Protection Scheme as required by law, until the end of the tenancy. The property and the contents shall be checked for unfair wear and tear and handling any termination issues with the tenant and the tenancy deposit scheme provider.
  • Being the first point of contact for tenants for all queries that may arise from the start to end of the tenancy
  • Carry out a full property inspection and inventory check at the beginning and end of tenancy, and if necessary, prepare and agree a list of costs relating to any damage or unfair wear and tear prior to releasing the deposit.
  • EIRC’s, EPC’s, Gas Safety and Legionnaires checks and assessments can be arranged if and when required by landlord/Law (additional fees apply)
  • Inspections of tenanted properties will be done quarterly, special arrangements can be made for empty properties to be inspected on case by case arrangements.
  • Management of repairs and maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising the work and settling the accounts from rents received (Additional fee for non-routine repairs/repairs over £200, at 10% of invoice)
  • Make payments on behalf of the Landlord from rent received for costs in managing the Property.
  • Safety Renewal checks and arrangements when necessary
